When do you need a LIM or a property file?
A Land Information Memorandum (LIM) report is a legal document that can be used if you are looking to purchase or invest in a property.
LIM reports cover:
- Natural features that might impact the property, like erosion, flooding or pollutants
- Any roads or drains impacting the site, or any protected or heritage buildings on the property
- Rates and valuations
- Building and resource consents, certificates, notices, orders and requisitions
- Zoning information.
They don't include:
- Site inspections or plans
- Resource or consent plans
- Non-consented works.
