Topic: Council sale of surplus Clayton Road reserve

I had a couple of quick questions please regarding the sale of 283 Clayton Rd would appreciate some help with, thanks.
- How many expressions of interest were there?
- Why was Tauhara chosen?
- What was the land used for by council?
- When did council acquire the land and for how much?
- What did it sell the land for?
- Why did it sell the land?

Background info
- In August 2022 Council gave its approval for staff to undertake an RFP process to identify an appropriate development partner for the development and disposal of the Council owned land at 283 Clayton Road, and delegated the Chief Executive to finalise the sale

- As an outcome of the RFP process, Tauhara North Kainga Limited (a subsidiary of Tauhara North No.2 Trust) were the successful tenderer.

Re expressions of interest and why Tauhara was chosen: We only received one response. It was from Tauhara North Kainga Limited and their submission satisfied all of council’s criteria for sale.
Re what the land was used for, when RLC acquired it and for how much: The property was originally vested in Rotorua Lakes Council as recreation reserve upon subdivision in 1950. In February 1982 the Council of the time resolved to dispose the reserve as it was surplus to the district’s needs. To enable the land to be disposed of, the classification of the reserve was formally revoked on 11 April 1984.
The land does not meet the criteria of council’s Open Space Level of Service Policy so it has remained as surplus unused land ever since.
Re price the land sold for: The sale price was $750,000. Sale proceeds will be reinvested into the open spaces/reserves network.
Re why council sold the land: Rotorua needs housing of all types including affordable rentals. The property was surplus to requirement and its sale provided an opportunity to enable growth in that market.
